A ductless indoor unit removes moisture while it cools, and that water has to leave through a small condensate drain line. When it cannot, water drips down the wall and can damage paint, drywall and flooring.
Stop Further Damage
Switch the system off with the remote and, if water is near electrical outlets or the unit’s wiring, turn off the system’s breaker. Put towels under the unit. Do not remove the indoor unit’s cover.
Common Causes
- Clogged condensate line: dust, algae or debris can block the drain.
- Dirty filters or coil: restricted airflow can make the coil freeze, and the melting ice overwhelms the drain pan.
- Mounting angle: an indoor unit that is not level or is tilted the wrong way can let water run out of the pan.
- Condensate pump: if your installation uses one, the pump may have failed.
What You Can Do
With the system off, clean the washable air filters as the owner’s manual describes. Anything beyond the filters, including the drain line, coil and pan, needs a technician.
Book a mini-split repair visit. If the system is still under warranty, check your warranty documents first.
